Being a Residential Building Manager—or as some like to call us, the “Super” (short for superintendent, not superhero, though we often feel like one!)—means juggling a wide range of responsibilities to keep the property running smoothly.
Here’s a quick rundown of the 20 key duties that make up this challenging yet rewarding job. In the next few blog posts, I’ll dive deeper into each one, sharing tips, tricks, and maybe even a funny story or two. Let’s take a quick tour, shall we?
Property Maintenance: Keeping the building in tip-top shape, because a happy building makes for happy tenants (and fewer calls at midnight).
Repairs: From leaky faucets to faulty wiring, we fix it all—think of us as the handymen and women you never knew you needed.
Tenant Relations: Acting as the go-between for tenants and management, like a friendly neighborhood diplomat (minus the fancy dinners).
Rent Collection: Ensuring the rent is paid on time—because someone has to keep the lights on, literally!
Lease Management: Handling lease agreements with the precision of a lawyer and the patience of a saint.
Inspections: Regularly checking the property to spot issues before they become disasters—because prevention is better than a flooded basement.
Security: Keeping the building safe and sound, and occasionally feeling like a secret agent on a mission.
Budget Management: Stretching every dollar to make sure the property stays in great condition without breaking the bank.
Vendor Coordination: Managing contractors and service providers like a maestro conducting an orchestra, ensuring everything happens on time and on budget.
Emergency Response: Being the first responder when things go wrong, whether it’s a fire alarm or a tenant locked out at 3 a.m.
Tenant Screening: Choosing the right tenants to maintain harmony in the building—kind of like casting for a reality TV show, but with fewer tantrums.
Facility Management: Overseeing the building’s amenities, from the gym to the laundry room, and keeping everything running smoothly (and sweat-free).
Inventory Management: Keeping track of supplies and equipment, because no one wants to run out of light bulbs when they need them most.
Regulatory Compliance: Making sure everything we do is by the book, because the last thing we need is a surprise visit from the inspector.
Reporting: Documenting everything from maintenance work to tenant interactions, proving that if it’s not in writing, it didn’t happen.
Event Coordination: Organizing community events to keep tenants engaged—whether it’s a summer BBQ or a holiday party, we’re the life of the (building) party!
Move-In/Move-Out Coordination: Ensuring smooth transitions for new and departing tenants, like a moving day maestro who keeps the chaos at bay.
Energy Management: Keeping the building energy-efficient, saving money and the planet one light bulb at a time.
Conflict Resolution: Mediating tenant disputes with the finesse of a seasoned negotiator, and hopefully without needing a referee's whistle.
Property Improvement: Always looking for ways to upgrade and improve the property, because there’s always room for a little more curb appeal.
These aren’t all the duties that come with the job, but let’s just call them the main ones—the VIP tasks, if you will.
