Moving out can be exciting, stressful, and bittersweet—all at once. But before you toss the keys and say goodbye, there are a few important steps every tenant should follow to close the lease properly and leave on good terms.
Whether you’re wrapping up a year-long lease or moving after giving your N9 notice, this guide will walk you through everything you need to know—from cleaning tips to key returns, and how to avoid last-minute charges or disputes.

📝 Step 1: Give Proper Notice
Before anything else, if you haven’t already—submit your N9 Form (Tenant’s Notice to End the Tenancy) to your landlord at least 60 days before your planned move-out.
Once your landlord receives it, everything becomes official.
🧹 Step 2: Clean Thoroughly — Leave It Like You Found It
A clean unit isn’t just polite—it’s essential. Most leases require tenants to return the space in the same condition as when they moved in (minus normal wear and tear).
Here’s a move-out cleaning checklist to help:
✅ General Areas
Dust and wipe down all surfaces, shelves, baseboards, and light fixtures
Vacuum and/or mop all floors
Remove all nails, hooks, or stickers from walls
Patch any minor holes if required
🛁 Kitchen & Bathroom
Clean inside and outside of all cabinets
Scrub the sink, toilet, shower, and tub
Wipe down appliances: fridge, stove, microwave, dishwasher
Defrost the freezer and wipe it dry

Take out all garbage and recycling
Remove all personal belongings (don’t leave behind furniture, clothes, or junk)

🛠️ Step 3: Repair What You Can (But Know What’s “Wear and Tear”)
If you’ve accidentally left a dent in the wall or a broken blind, it’s best to repair small damage before moving out. But you don’t need to repaint normal scuffs or replace old fixtures.
Examples of Wear & Tear:
Faded paint
Minor carpet wear
Loose door handles
Examples of Damage:
Broken tiles
Stains from spills or pets
Large wall holes or missing hardware
If in doubt, ask—your goal is to avoid deductions from your last month’s rent deposit.
🔑 Step 4: Return ALL Keys, Fobs & Parking Passes
When the lease ends, return every item you were given:
Unit keys
Mailbox keys
Building entry fobs
Garage remotes or parking tags
Laundry cards (if applicable)
Failure to return these can result in charges for replacements or locksmith services.
👉 Tip: Return keys in a clearly labeled envelope and hand them in on your move-out day. Confirm with your landlord if you should drop them off in-person or in a secure box.

Before locking up for the last time, snap a few photos of the cleaned unit—just in case.
Take clear, time-stamped shots of each room
Include appliances, floors, walls, and closets
This can protect you if any disputes or damage claims come up after you’ve left.
📦 Step 6: Update Your Info & Redirect Mail
Don’t forget to:
Cancel or transfer your utilities and internet
Update your address with the post office, banks, insurance, and more
Let friends and family know your new address
Set up mail forwarding (via Canada Post) to avoid missing bills or important documents
💸 Step 7: Know What Happens With Your Last Month’s Rent Deposit
In Ontario, your last month’s rent deposit is exactly that—it pays for your final month of rent, not damages or cleaning costs.
However, if you cause excess damage beyond normal wear and tear, your landlord may:
Discuss compensation with you directly
File a claim with the Landlord and Tenant Board
If everything is in good shape, no further action is needed!
